Full management of a property includes the following:

  • Market appraisal, photos and video tour
  • Property marketing on Rightmove and our own website
  • Full tenant referencing to include a credit check, income verification and a previous landlord reference (if applicable)
  • Tenancy Agreement prepared and sent for electronic signing
  • Security deposit registered and protected with an approved Government scheme
  • All necessary documents served on the tenants to ensure compliance
  • Your rent collected each month with detailed statements showing income and expenditure
  • Pursuance of tenant arrears and serving of appropriate notices
  • Dealing with all property maintenance issues raised and appointing the necessary contractors
  • Ensuring date sensitive tasks are met such as annual gas safety checks, EPCs, EICRs
  • Regular property visits
  • Dealing with the deposit return at the end of the tenancy
  • Propertyfile – you get online access to statements and information regarding the property and tenancies, all in one place.
  • Out of hours Service- to deal with any emergencies. The tenants have access to speak to someone 24/7 should they need to
  • The option to take Rent and legal insurance for peace of mind

Letting only fee: 10.8% Inc. VAT

Additional Services (prices inclusive VAT)

  • Pre tenancy administration fee £299.00
  • Tenants referencing and right to rent checks £24.00 per app
  • Changes to tenancy agreement after it has been issued £30.00
  • Withdrawal from proceeding with the tenancy after the terms have been agreed £360.00
  • Checking and arranging electrical certificates, CO2 alarms and gas safety certificates £90.00  included in full management
  • Arrange for a Professional clean £60.00 included in full management
  • Carry out property visit 2 per year  £72.00 inc full management
  • Renewal of tenancy £150.00
  • Rent review serve section 13 notice (periodic tenancy only)  £72.00
  • Arrange for notice of possession to be served £120.00
  • Produce a summary statement for tax returns  £99.00 full management only
  • EPC  £99.00
