Property Management Services for Landlords

Andrew Lodge and Green Door work hand in hand and look after every detail of your property as if it was our own. Full management of a property includes the following:

  • Market appraisal, photos and video tour
  • Property marketing on Rightmove and our own website
  • Full tenant referencing to include a credit check, income verification and a previous landlord reference (if applicable)
  • Tenancy Agreement prepared and sent for electronic signing
  • Security deposit registered and protected with an approved Government scheme
  • All necessary documents served on the tenants to ensure compliance
  • Your rent collected each month with detailed statements showing income and expenditure
  • Pursuance of tenant arrears and serving of appropriate notices
  • Dealing with all property maintenance issues raised and appointing the necessary contractors
  • Ensuring date sensitive tasks are met such as annual gas safety checks, EPCs, EICRs
  • Regular property visits
  • Dealing with the deposit return at the end of the tenancy
  • Propertyfile – you get online access to statements and information regarding the property and tenancies, all in one place.
  • Out of hours Service- to deal with any emergencies. The tenants have access to speak to someone 24/7 should they need to
  • The option to take Rent and legal insurance for peace of mind

  • Arrange for a Professional clean £60.00 included in full management
  • Carry out property visit 2 per year £72.00 inc full management
  • Renewal of tenancy £150.00
  • Rent review serve section 13 notice (periodic tenancy only) £72.00
