The average price of new property coming to market has nudged up to a record high, Rightmove reported earlier this week. The UK’s leading property portal’s April House Price Index reveals that asking prices on listings increased by a modest 0.4% on a monthly basis and annual growth slowed to 1.6% from 2.1% in March, but this has pushed values up to a record high of £305,732. This is an increase on the £304,943 record which was set in July 2017.
Rightmove announced that March 2018 was its busiest month ever, with more than 142m visits. Further analysis in the report found that on average, sellers are achieving 96.7% of their final asking price, a gap of just over £10,000 on the current national asking price, though this varies by region, location and property.
There are signs that properties were shifting faster, with time on the market dropping from 64 days in February to 61 in March, while stock increased from 43 to 45 properties per agent.
